2. Project Location
项目位置


The project plot is located at Chang Ning district, Shanghai. (Close to Lingkong SOHO).
项目位于上海市长宁区。(近凌空SOHO)。

3. Building Size
建筑面积


Total building size is about 436,667m2* gross building area, of which includes components as listed below:
本项目总建筑面积约为436,667平米,具体明细如下:

  • Shopping Centre incl IKEA store** / 购物中心并包含宜家家居 约196,958 m2
  • Office Tower / 办公楼 约 62,461 m2
  • Parking & others / 停车场及其它 约 177,248 m2

*Total building size is subject to further update per project needs 总建筑面积会根据项目需要进一步调整
**IKEA store is an anchor store, the handover condition is considered as core and shell with passing 1st fire approval (ID, MEP are to be managed by IKEA team) 宜家家居为主力租户,其交房标准为一次消防通过 (宜家内装及机电的施工有宜家团队管理)
 

4. Project schedule
项目时间


LIVAT shopping centre part will open in 3rd quarter 2023, while the Mixed Use components opening schedule might differ from retail part.
购物中心将于需在2023年第三季度开业。另外非购物中心部分办公楼之开业时间可能会不同于购物中心部分,需稍后再作商夺。

5.Neighboring Plot
周边地块


Total building size is about 436,667m2*  Surrounding connections included:
以下内容包含于此合同服务范围内:

  • The project is preliminary planned to be connected from subway station via an underground tunnel on B2 (about 200 meters)
    本项目地下二层东南角会与淞虹路地铁站通过地下通道连接 (约200米)
  • The project is planned to be connected with neighboring plots via underground tunnel
    本项目与周边项目的地下通道连接(至少有西北侧酒店项目及西侧办公项目))
  • The project is planned with car entrances and exits to be connected with surrounding roads
    本项目与周边公共道路的车辆出入口连接
  • The project is planned to be connected with surrounding necessary public utilities
    本项目与周边其它市政设施的连接
