  • Project including Shoping Center, IKEA Store and mixed use tower building.
    项目包括购物中心,宜家家居和综合体塔楼。
  • Grounded scheme with both underground retail and above ground retail. Mixed use buildings adjacent to the shopping centre building component. Parking distributed mainly on underground levels, and ground level.
    建筑分为地上及地下空间,零售区域同时分布于地上和地下楼层,综合体与购物中心毗邻,停车场位于地下楼层和地上。

2. Project Location
项目位置

The project plot is located to the east of Feng Jing Yi Road, to the south of Zao He Ecological Park, to the west of Zi Wu Avenue and to the north of Western Avenue in Xi’an Yanta District
项目位于西安市雁塔区沣经一路以东,西丰路皂河生态公园以南,子午大道以西,西部大道 以北。

地块指标


The object site is about 205Mu. The land ratios are targeted as below but all figures need to be final approved by authorities.
本地块约为205亩。地块主要经济指标所列如下,所有指标以最终政府的批复为准。

  • Green ratio Minimum 18%
    绿地率 不小于 18%

  • IKEA Store GFA 39,238m2
    宜家家居地上建筑面积
  • SC GBA above ground (including BOH and property 184,147m2
    Management room)
    购物中心地上建筑面积(含后场区及物业管理用房)
  • Mixed used building GFA (Phase II) 60,000m2
    综合体地上建筑面积 (二期)


2. Basement area includes:
地下建筑面积: 223,500m2

  • Parking (Including basement parking, ground parking
    and roof parking)
    停车(包括地下停车,地面停车和屋顶停车) ≥3,971 places
  • The MU building basement will be completely separated from the SC basement, and will be constructed as Phase II.
    综合体地下室与购物中心地下室完全独立,并在二期施工


5. Project schedule
项目时间


Currently the concept design has been finished and the shopping Centre will open before the end of July 2022.
目前概念设计已经完成,购物中心需在2022年7月底前开业。
