2. Project Location 项目位置
The project plot is located at the junction of Yanghu Avenue and Tan Zhou Avenue of Xiangjiang New District, Changsha City, Hunan Province.
项目用地位于湖南省长沙市湘江新区,地块北邻洋湖大道,西邻潭州大道.

3. Building Size 建筑面积

Total building size is about 395,496 m2 gross building area, of which includes components as listed below: 本项目总建筑面积约为 395,496 平米,具体明细如下:

Phase I 一期建设 Total共计≈65,049 m2
• IKEA Store (Phase 1) / 宜家家居(一期) ≈34,514 m2
• IKEA Parking (Phase 1) / 宜家停车(一期) ≈30,535 m2

Phase II 二期建设 Total共计 ≈ 296,372 m2

(Included GLA 其中可租赁面积 96,000 m2,Basement Retail 地下商业2,073m2) ≈169,443 m2

Phase IV Project is reserved for future development and not included in the current project. Phase IV includes GBA countable to plot ratio is 65494 sqm, base area about 3501 sqm, green area 1273.2 sqm.
四期项目为预留将来发展,不包括在本项目。预留四期记容面积65495平米,建筑基底面积3501平米,绿地面积1273.2平米
